Both dry and wet rot attack timber, the consequence can cause structural damage in a building. This can happen in both historic and modern properties. When ventilation is not adequate, and combined with dampness, this can result in a fungal attack.

Dry Rot

Indicators of Dry Rot

• Wood shrinks, darkens and cracks in a 'cuboidal' manner.

• A silky grey to mushroom coloured skin frequently tinged with patches of lilac and yellow often develops under less humid conditions.

• Strands develop in the mycelium; these are brittle and when dry and crack when bent.

• Fruiting bodies are a soft, fleshy pancake or bracket with an orange-ochre surface. The surface has wide pores.

• Active decay produces a musty, damp odour.

Treatment for Dry Rot

• Application of micro-emulsion preservation; this can be sprayed, brushed or gel form onto the affected areas.

• Replacement of affected timbers; this can include flooring and structural sections of the property.

Control Of Dry Rot

The principles for the control and eradication of dry rot are outlined as follows.

Primary Control

Water in essence is the essential element that fungus requires. Once this element has been irradiated the control of dry rot can be achieved.

Our qualified members will be able to:

• Locate and rectify the source of water causing and maintaining the rot.

• Promote and maintain rapid drying conditions.

Secondary Measures

Our specialist teams understand the specific and complicated elements involved in the removal of Dry and Wet Rot

It must be mentioned that when properties are of a historic nature it is understood that its original features are kept and maintained as much as possible. In this context such practices will be handled as carefully as possible by specialist professionals.

Wet Rot

Ways to identify Wet Rot

• Observation of floor timbers move or have a ‘bounce’ sensation

• Cracked noticed within skirting boards or paint
